Kitchen remodel DON'Ts
Kitchens and bathrooms sell homes. Depending on the market value, upgrades to the kitchen and bathroom are averaging at 138% return on investment (based on the statistics published in “Home Staging Business”). Why would you not take the necessary steps to renovate one or both of those areas. However, be smart about what areas to invest in more and where to cut corners. Whatever you do,
DON’T substitute tile counter top for a solid surface or even laminate….unless you don’t mind cleaning grout lines every day.
DON’T skimp on light-gauge stainless steel appliances – they will show off finger prints, dent and scratch easier than a heavier gauge.
DON’T buy cheap cabinets – they won’t last.
DON’T cut corners on inexpensive drawer slides – they will turn out louder and more annoying than you may think originally.
DON’T install wood floors in high traffic areas…unless you don’t having have to refinish them occasionally.
DON’T skimp on lighting – how good is a beautiful new kitchen if you can’t see it and can’t see in it.
DON’T install halogen undercabinet lights…unless you are planning on using them as food warmers. They are too hot.
DON’T overdo it. Talk to your real estate agent first to determine what upgrades make sense for you to do. You don’t want to invest more than what the potential return could be.
Besides all the don’t, do consider remodeling your kitchen. It is one of two areas of a home that appreciates the most. And if you need help, you know where to find me…
